Equinox Property Management is a property management company that was founded by a group of real estate investors who saw the need for more responsive, customer service-oriented management for tenants and investors alike. Our emphasis is on keeping tenants happy, safe and comfortable in their rental homes, as well as prompt and courteous attention to investors and property maintenance with their bottom line and cash flow in mind.

Investors:
- How often will I get reports about my property? We send out statements and income checks once per month to investors.
- How much do you charge? We charge investors between 8 and 10% of gross rents collected each month for services provided and a nominal fee for tenant placement.
- How do you handle emergencies? Tenants call a main number any time of day or night and we respond as quickly as possible to their concerns. Very rarely do property owners ever get involved in repair issues unless something serious like a major roof problem or furnace issue comes up.
- Who handles the emergencies on my properties? We have two licensed contractors constantly available with many subcontractors to help solve problems.
- What if my tenants are Section 8? We very much encourage section 8 housing. Once inspections pass and your property meets government standards, the tenants are very cooperative and can be very long term.
- What if my tenant wants to do a lease option? This is certainly up to you as an investor- but can be an excellent exit strategy for your property and everyone wins. Equinox is happy to help facilitate a lease option for you.
- How long does it take you to find the right tenant for me? Usually 30-60 days. We like to check resources and tenant background before letting anyone into your property. It’s worth the extra effort for all of us.
Tenants:
- What areas do you work in? Equinox prefers to focus on good, solid, neighborhoods, with homes that are kept up and in good condition nearby.
- Do you take families? Yes! Most of our properties are designed and built with families in mind.
- Do you take section 8 tenants? Yes! We need to match your situation with the right property and the property must meet section 8 standards- but this never seems to be a problem with the quality of work our contractors do for the properties.
- If my credit’s not so good but I have a good job, will you still rent to me? We are more concerned with your rental history and ability to pay rent on time than about your credit score. We know that many people in Detroit have been hit by economic difficulties and this can lead to less-than-perfect credit. You must however, have a good rental history and not be late on your rents each month as this can seriously affect the investment someone else made in the house you live in.
